Why We Built a Commercial-Only Property Maintenance Company

D&D Commercial Services was founded in 2023 after its founders, Devon Moore and David Fitzpatrick, repeatedly heard the same frustration from property managers and business owners across Waterloo Region: contractors who promised commercial-grade work consistently delivered residential-grade results — and often disappeared mid-project or avoided hard conversations about scope and cost. The commercial property market deserved better.

We saw a clear gap in how commercial properties were being served. Strip malls, industrial facilities, condo corporations, and office buildings have fundamentally different needs than residential homes. They require contractors who understand Ontario building code compliance, carry adequate insurance documentation, operate on commercial timelines, communicate professionally with property management teams and condo boards, and can execute work with minimal disruption to active businesses and tenants. Most general contractors weren't equipped to meet that standard — and it showed in the outcomes.

So we built a company that does. D&D Commercial Services operates exclusively in the commercial, industrial, and multi-residential space. Every internal process — from our on-site assessment workflow and written quote format to our project management and client communication — is designed around the needs of professional property managers. We show up when we say we will, deliver exactly what we quote, and follow up personally to ensure every client is completely satisfied with the result.

Today, we serve more than 50 commercial clients across Waterloo Region, from Kitchener's industrial corridor to Guelph's commercial districts and everything in between. From Frustration to a Commercial-Grade Solution

The idea for D&D Commercial Services grew out of a series of firsthand experiences that Devon Moore and David Fitzpatrick had while working alongside commercial property managers across Waterloo Region in 2022. The pattern they kept seeing was the same: property managers were managing multi-million-dollar assets — condo corporations, mixed-use developments, retail plazas, light industrial parks — and yet the contractors they could reliably access were overwhelmingly residential-focused tradespeople who simply didn't understand the professional requirements of the commercial space.

This wasn't a minor gap. Commercial property maintenance has compliance implications: accessibility standards for parking lot markings under the Accessibility for Ontarians with Disabilities Act, city-issued permits for certain structural work, liability exposure for property managers if a contractor isn't properly insured, WSIB clearance requirements before any crew steps onto a managed property. Devon and David watched these requirements go unmet, not because property managers didn't care, but because the contractor market in Kitchener-Waterloo wasn't set up to serve commercial clients the way they deserved.

They launched D&D Commercial Services in 2023 with the conviction that a company purpose-built for commercial clients — with all the documentation, communication standards, and operational systems to match — would stand out immediately. Within the first eight months, they had onboarded 25 commercial accounts. Today D&D serves 50+ clients across the region and has established itself as the go-to commercial maintenance partner for property management firms, facility directors, and condo boards throughout Waterloo Region. It turns out the market was just waiting for someone to show up the right way.

How D&D Commercial Services grew from a single line-striping truck into a full commercial maintenance company.

    Founded with One Truck and One Service

    D&D Commercial Services started in Kitchener with a single line-striping rig and a handful of local retail plaza accounts. The focus was simple: show up on time, stripe clean, invoice fairly.

    Expanded Into Bollards & Pressure Washing

    Client demand pushed us to add bollard installation and commercial pressure washing. Within a year, multi-service contracts doubled our average revenue per property.

    Storefront Glazing & Drainage Added to Roster

    Partnering with certified glazing tradespeople allowed us to offer full storefront maintenance packages. Drainage repair was brought in-house the same year after persistent client requests.
